Maintenance: Who pays what?

The division of maintenance work between the tenant and the landlord is regulated by law in the Netherlands. The basic principle is that all major maintenance is at the expense of the landlord and all minor maintenance is at the expense of the tenant. Major maintenance includes things like repairing roofs, replacing the kitchen or exterior painting.

Minor maintenance is, for example, topping up the central heating boiler, replacing a tap leather or cleaning gutters. As a tenant, you must ensure that the house remains in a neat condition by regularly carrying out minor maintenance and minor repairs. If your home rented through us needs repairs or major maintenance, you must report this to us (fault report form). Always do this as soon as possible. We will ensure that your home is in good condition again as soon as possible.
