123Wonen has developed the 10-Week-Check as a tool to check the quality and behavior of your tenant in the meantime. Please note: as a landlord it is not allowed to enter the rented house without the permission of your tenant.
If you want to make use of these interim inspection options for your home, you must indicate this to us prior to concluding the rental agreement. We can then include certain special provisions in the rental agreement with regard to this interim check.
Why a 10-Week-Check?
Problems with tenants often arise after the first weeks of letting. Tenants who treat your property badly or even tenants who use your property to grow hemp. The 10-Week-Check was created because 123Wonen was increasingly asked about the possibilities of interim inspections at rented homes.
Add to this that an average hemp cultivation takes about 12 weeks and you understand how the 10-Week-Check came about. The 10-Week-Check is intended on the one hand as a preventive 'deterrent' and on the other hand as a reactive control tool to be able to inspect your rented home in the meantime. In this way you can protect your property as well as possible.
10-Week-Check Standard
The standard 10-Week-Check of 123Wonen consists of periodically inspecting your rented home. The work consists of a short visual inspection of the house. The findings are forwarded to you in a report. During this inspection, the tenant will also be asked to demonstrate that the connections for Gas, Water and Electricity have been registered in his name.
10-Week-Check Extended
The extensive 10-Week-Check of 123Wonen consists of a more extensive periodic inspection of your rented home. The work consists of a visual inspection including taking photos. The findings, together with the photos, will be forwarded to you in a report. During this inspection, the tenant will also be asked to demonstrate that the connections for Gas, Water and Electricity have been registered in his name.
