Is registration required to view?

Before you can view a property it is necessary that you register via our website. With this information we can not only inventory your housing needs, but we also have sufficient information to discuss with the owner of the house whether he is willing to rent the house to you.

Is there an individual viewing?

Yes, in principle an individual viewing is done with a 123Wonen rental agent. Contact a branch near you for more information about our working method.

What total costs can I expect if I rent a home through 123Wonen?

123Wonen does not charge any costs for registration and viewing. This is completely free! In the case of properties that you find online, we generally act for the landlord and you therefore do not pay any agency fees. Often a small amount of administration and reservation costs apply. This is always clearly stated in the description. If we act as a rental agent for you, mediation costs do apply. The fee(s) charged to you by 123Wonen for the work includes the reimbursement of expenses incurred and to be incurred by 123Wonen in connection with the assignment, unless stated otherwise in the assignment confirmation. The compensation is in principle equal to the monthly gross rent as stated in the rental agreement at the start of the lease. This compensation is therefore a fixed rate based on no cure no pay. So you only have to pay if you are actually going to rent a home! That's so fair.

Is a pre- and final inspection mandatory?

123Wonen always advises to carry out a preliminary and final inspection of the accommodation. 123Wonen can prepare your rental property for rental down to the last detail. When we perform the inspection, that means taking a large number of photos, describing the contents, recording the meter readings and so on. We also draw up an inspection report as standard. The costs for these inspections are included in the fixed no cure no pay rate that you pay when you choose 123Wonen as a rental agent.

I have my own company. What information is then expected of me?

If you have your own business or are self-employed, a home owner naturally still requires a degree of certainty before agreeing to rent out the home. Entrepreneurship certainly does not have to be an obstacle, in contrast! To be on the safe side, the homeowner will ask you to prove your income with, for example, a profit and loss account, an account statement or copies of your income tax returns. In this way, as an entrepreneur, you can prove your income and the rental process can be completed.

Can I apply for housing benefit on a rental property?

Whether or not housing benefit can be applied for depends on several rules and you must meet various conditions. The amount of the rent is one of the determining factors. In addition, your personal financial situation also plays a role. You can check the exact and current rules regarding housing benefit on the website of the Tax and Customs Administration. When in doubt, always ask for advice from a tax specialist or call one of our employees.

I have pets, can I rent a house / apartment / room through 123Wonen?
